Transforming a brownfield into a new complex – Valplast headquarters

We have successfully completed the first phase of a major project for VALPLAST and 1.PLASTCOMPANY. For our valued clients, we provided a comprehensive chain of services — from identifying a suitable plot of land, preparing a conceptual development plan, securing project documentation and required permits, managing the contractor selection process, to full construction management and final commissioning of the new headquarters into trial operation.

About the Clients – Who Are VALPLAST and 1.PLASTCOMPANY?

VALPLAST is a professional partner in the supply of plastics raw materials and additives. More than just a distributor, the company provides above-standard technical support when implementing new materials into production.

1.PLASTCOMPANY supplies, installs, and services machinery and technological equipment for plastic processing and recycling. Together, the two companies form a strong foundation for the plastics industry in Central Europe.

 

Site Search and Selection

Our cooperation began with the search for a suitable location in the Brno region. After evaluating several options, a brownfield in Hrušovany u Brna was selected.

The selection process included verifying infrastructure connections, assessing territorial constraints of each site, and supporting negotiations with landowners, including assistance in drafting and finalizing all required agreements.

 

Conceptual Design and Progressive Realization

On the 3.1-hectare site, we designed a strategic development concept that allows the area to expand in several stages according to the client’s needs.

 

Permits and Demolition of Existing Structures

As the project is located on a brownfield, it was necessary to manage the entire process — from demolition of original buildings to preparing project documentation for both planning and building permits.

 

Contractor Selection and Construction Management

We organized the contractor tender and subsequently oversaw detailed construction management. This ensured efficient use of the client's financial resources, consistent construction quality, and a smooth realization without time delays.

 

Completion of the First Construction Phase

The project was successfully completed on schedule, culminating in trial operation and the client’s move into the new facilities in March 2025. The entire process — from the initial site search to commissioning — took only three years.

The first phase includes:

  • modern administrative and social facilities
  • a showroom for machinery presentation
  • a 7,000 m² warehouse, partly executed to ADR standards
  • a section of the hall designated for lease or future expansion
  • new infrastructure and related technological systems
 

Next Steps – Second Phase of the Project

The proposed second phase includes the construction of an industrial hall with an area of approximately 7,000 m², including administrative and social facilities, to support the client's future expansion or potential leasing opportunities.
